After you sign
You signed. Here’s what comes next, in the order it usually happens. Day counts are what we usually see, not a rule. Your builder sets the dates.
Start here
- Keep track of your loan paperwork and construction updates.
- Arrange an inspection and list anything that needs fixing.
- Confirm repairs, closing details and when you get your keys.
The order of things
- Set by the builderThe builder sets your walkthroughWhen the home is close to done, the builder picks the date and time for your walkthrough.
- Usually about 2 days before the walkthroughYour own home inspectionHire your own inspector. Bring the report to the walkthrough so every item goes on the builder’s list.
- Walkthrough dayThe walkthroughTake your time. Bring painter’s tape and mark everything. Test every outlet, faucet, door, window and appliance, and the AC. Get the list in writing.
- Usually about 7 days after the walkthroughSign-offThe builder sets this date too. You go back, check that everything on the list is done, and sign off.
- After sign-offSigning at titleYou sign your loan and closing papers with the title company.
- Last stepKeysOnce the loan funds and the deed records, the home is yours.
Wire instructions
Trust wire instructions only from your title company’s own portal. If wire instructions arrive by regular email, stop and call your title company at a number you already have.
Month 11
Most builders cover workmanship for the first year. Things settle in that year: drywall cracks, doors that stop latching, grout and caulk gaps, stucco cracks, drainage. Most of it is still the builder’s to fix.
Put a reminder in your calendar for month 11. Get the home inspected, then send the builder one written list before the first year ends. Check your own warranty document for the exact dates.
